Online Rental Application & Approval Criteria
Thank you for your interest in Courtney Square, Arlington Square, Arlington Place, and Hyde Park Apartments. In order to reside in our community, we do require each adult occupant or parent guarantor to meet certain rental criteria. Please read the following.
** A copy of your Drivers License and Social Security Card is Required **
RENTAL HISTORY: Each applicant must have a favorable rental history.
INCOME: Each applicant must have a monthly gross income of at least 4 times the market rent. Verification can include a recent pay stub, written verification from income sources, phone verification, and tax return forms.
CREDIT HISTORY: Each applicant will have their credit checked through a credit information service. A favorable credit history is required.
SECURITY DEPOSIT: The security deposit is fully refundable at the end of the lease less any damages or cleaning charges.
ADMINISTRATIVE MOVE IN FEE: The application fee is $30.00. Each additional applicant that is not married or engaged to the first applicant will be charged an additional $30.00 fee.
We are now allowing pets in designated buildings!
Please note that there may be residents that reside in our communities that lived here before any of these requirements went into effect.
I hereby make application for the purpose of leasing an apartment from The Apartment Group and certify that under the penalty of the law that the above information is factual and correct. I authorize The Apartment Group to contact any references herewith listed as well as the Credit Bureau. I further authorize The Apartment Group to request and obtain further background information as it requires (including an inquiry for prior criminal history) and I release and hold harmless The Apartment Group and its suppliers of such information from any and all liability arising from such credit or other inquiry. This application is made subject to the approval by The Apartment Group which may, without designating cause, disapprove said application. Such disapproval shall not be considered a reflection upon the applicant. This application is to be made part of the lease entered into by the lessor and lessee.
